Architect-developer Manuel Díaz Rivera chose the headland above Cabo San Lucas in the early 1970s and laid the first stone in 1975. Half a century later the community holds more than five hundred homes, the trees are tall, the roads are finished, and the family that built it is still developing it.
What makes Pedregal genuinely different from every other community in this series is walkability. The marina is roughly six-tenths of a mile from the north gate — a three- to ten-minute walk depending where you live. Every other luxury community in Los Cabos requires a car to reach a restaurant. Pedregal does not.
The headland has two faces and they behave like different markets. The marina side looks north and east over the harbour, downtown and the Sea of Cortez; it is where nearly all the condominium product sits and where the walk to town is shortest. The Pacific side looks west over the open ocean; it holds the large custom estates, the sunsets and the whale-watching, and it is quieter.
One master association governs both, with individual condominium regimes beneath it. Entry is by 24-hour guarded electronic gates with roaming patrols. The community owns and operates its own desalination plant — a real advantage in a region where water is the constraint on everything.
Pedregal occupies the headland immediately south-west of downtown Cabo San Lucas. The main address is Camino del Mar, off Camino de la Plaza, and the gates open onto the top of town rather than onto the highway.
This is the practical difference between Pedregal and the corridor communities. From a marina-side home the marina is a three- to ten-minute walk; Médano Beach — the swimmable one — is about 0.7 miles. Puerto Paraíso and the marina retail district sit directly across from the north gate.
