Blue Bay β sometimes marketed as Blue Bay Plus β is a two-building condominium enclave on the marina side of Pedregal. Thirteen closings in five years between $265,000 and $850,000 make it steadily traded across a fairly wide band.
Blue Bay is the clearest example on the headland of a reporting problem that costs buyers money. Its quoted assessments run from about $2,220 to $6,600 a year β a threefold spread in a single small enclave. The reason is not that the fee varies that much. It is that some listings quote the condominium regime alone and others quote the regime plus the master assessment, in the same MLS field, with no label.
The underlying structure, where listings disclose it, is roughly 6,000 to 6,900 pesos a month for the regime plus $900 to $960 a year for master dues. Never quote the Blue Bay range as a single band.
