About Bahía Mar
Bahía Mar was marketed from 2020 to 2021 as a sixteen-unit boutique condominium on the marina side of Pedregal. Twelve listings appear in the five-year record.
Every one of them expired or was cancelled. There is not a single closed sale, and there is no active listing.
We are publishing this sheet rather than omitting the neighbourhood because a buyer searching the MLS will find the name and deserves to know what the record actually shows. What it does not show is whether the project was built, stalled, renamed or absorbed into something else. No developer, association or municipal source we could reach settles it.
If Bahía Mar interests you, the first step is not an offer — it is confirming that the thing exists in the form it was marketed in. We can establish that from the public property registry and a site visit before you spend anything.

Product as marketed
Sixteen boutique condominium residences on the marina side. No pricing evidence exists, because nothing has closed — the asking prices in the expired listings are not comparables and should not be treated as any indication of value.

What it costs to hold
Condominium regime
No fee figure of any kind exists, which is consistent with a regime that may never have been constituted. Any Pedregal ownership would still carry master dues.
The Pedregal master assessment
The Asociación de Colonos de Pedregal covers security, water and sewer, streets, landscaping, lighting and trash, and is billed separately from and in addition to your condominium regime. Master dues are assessed on lot size — condominium owners pay a small flat per-unit figure, recently between roughly $700 and $1,440 a year.
Included with every Pedregal ownership
Master dues carry the Racquet Club — one tennis and four pickleball courts with professional staff, residents and guests only — plus the private Pacific beach, basketball, bocce, a children's park, trails, concierge, 24-hour guarded gates and the community's own desalinated water. The Courtside Café serves breakfast and lunch Monday to Saturday; the Organic Market runs Saturday mornings.
The Mountain Club — optional
Pools, hot tub, saunas, steam room, gym with yoga terrace, spa and salon. Optional for Pedregal owners at $210 a month as of 2026, up from $200 in 2024–25; any joining fee is unpublished. Its restaurant, Fénix Pedregal, is open to the public.
Also budget for
- Annual bank trust (fideicomiso) fee
- Acquisition tax and closing costs
- Mountain Club dues, if you join
What is not published
Rental. Pedregal is a strong short-term rental market and rentals are clearly permitted in practice, but no master rule is published — and at least one enclave levies a rental surcharge of about $1,100 a year. Pets. The beach is pet-friendly and buildings advertise as such; nothing is documented at master level. Construction. Plans go through an architectural control committee written to protect view corridors, and building appears to be restricted in high season. We obtain the CC&Rs before you go firm.
Who Bahía Mar suits
At present this suits nobody as a purchase, because there is nothing verifiable to purchase. It is included so that a buyer who encounters the name has the facts rather than a marketing brochure from 2020. If the project is live, we will find out and tell you.
